Tailored Excellence with a Focus on Sustainability
A team of experienced experts carefully assesses each tenant’s needs to ensure a smooth and successful implementation. We continuously work to optimise our buildings, always in line with market demands and the latest technical developments. Energy efficiency and sustainability are fundamental priorities in every project.
All new buildings are certified at a minimum with the BREEAM and DGNB assessment methods, achieving an ‘Excellent’ classification. If desired, we can collaborate with tenants to achieve an even higher certification level. Additionally, rooftops are equipped with solar panel systems, enabling on-site generation of green energy for our tenants.
Gates
The site includes sufficient loading ramps and gates for efficient truck loading and unloading. Standard sectional doors measure 3.0 × 3.2 metres and include an external viewing window. Each gate comes equipped with rubber dock shelters and fully automatic hydraulic levelling bridges, offering a loading capacity of 60 kN as standard.
Production and Warehouse Areas
Every tenant has unique operational requirements. Our approach is to customise each production or warehouse space according to the specific wishes and needs of the tenant, ensuring optimal functionality.
Floor
Warehouse floors are constructed from reinforced concrete and finished monolithically. They are laid on compacted subsoil and offer a maximum load-bearing capacity of 60 kN/sqm. Surfaces are mechanically finished, with flatness in line with DIN 15185 standards—super flat in racking areas.
Paved Surfaces
All truck access roads, parking spaces, and loading areas are designed to comfortably accommodate fully loaded 18-metre-long vehicles and trailers measuring approximately 15 × 2.5 metres. Pavement for truck zones is made of interlocking concrete H-clinkers, ensuring durability and strength.
Lighting
Warehouses are equipped with energy-efficient LED lighting integrated into cable ducts. The standard lighting level—measured 1000 mm above floor level—is suitable for bulk storage without racking. Lighting is divided into separately controllable zones to allow for flexible use.
Office Space
Offices are climate-controlled using a VRF system for heating and cooling. Ceilings consist of white mineral fibre panels (600 × 600 mm). Office flooring materials can be selected from a provided sample collection. Interior walls are constructed using metal stud systems or equivalent high-quality alternatives.
